The Building
The Van Breestraat in Oud-Zuid is renowned as one of Amsterdam’s most beloved residential streets. But it hasn’t always been this way. Around 1900, this street in the Concertgebouw neighborhood was constructed for the affluent bourgeoisie. However, just twenty years later, there were calls to demolish the entire neighborhood to make way for modern houses.
Meanwhile, the population of the street became more diverse. In addition to bankers, insurers, and industrialists, many musicians and artists also chose to reside here. Some residents gained national or even worldwide fame, such as Mata Hari and Pistolen Paul. The street was long considered a Catholic street, near the Obrecht Church, but also a Jewish street, with shops of kosher grocers.
For decades, it was a street of tailors and textile traders, giving way to psychiatrists and psychotherapists. Around 1970, there were hotels, room rental companies, student houses, nursing homes, a guest workers’ pension, a cafeteria, a casino, a brothel, and a squatted building. But just as the roofs began to leak and the foundations started to sink, the street was rediscovered by the affluent upper class for whom the neighborhood was built a century earlier.
In 2019, Van Breestraat 117 was transformed by Rock Real Estate into four modern and luxurious apartments. The building underwent a complete renovation, the foundation was renewed, and a new staircase and elevator were installed.
Living and cooking
Upon entering the residence, you have the choice between the staircase and the elevator, which opens directly into the apartment. In the spacious hallway, there is a convenient cloakroom. The bright living room at the front features high ceilings and French doors leading to a charming tea-for-two balcony. Additionally, the gas fireplace creates a cozy atmosphere.
The open kitchen is generously sized and equipped with modern built-in appliances, including a dishwasher, refrigerator, freezer, two ovens, a Quooker, and PITT cooking, all placed with a stylish marble countertop. This well-thought-out kitchen space not only offers plenty of workspace but also exudes luxury and functionality.
Sleeping and bathing
The two spacious bedrooms are located at the rear of the apartment. Both rooms are equipped with custom-made closets for efficient use of space. The master bedroom provides access to a deep south-facing balcony, allowing you to enjoy the sun and fresh air. The bathroom is luxuriously appointed with a spacious walk-in shower and a marble sink.
Additionally, there is a separate toilet with a washbasin and a separate space for the washer and dryer. This layout ensures a functional and well-organized living space, with attention to both comfort and style.
The balconies
At the front of the property, there is a charming tea-for-two balcony, accessible from the living room through French doors. It provides a pleasant outdoor space to relax and enjoy the surroundings. Additionally, at the rear, there is a balcony of over 4 square meters, facing south, making it a delightful spot to bask in the sun. These outdoor spaces add an extra dimension to the living experience and allow for enjoying the fresh air at various times of the day.
What the owners will miss
In our search for a lovely place for our son in Zuid, we came to take a look at Van Breestraat 117. The entire building had just been completed. We were immediately impressed by the beautiful entrance, the excellent finish, and of course, the very convenient elevator. At that time, all apartments were still for sale, but we chose 117-C, on the second floor. Because of the beautiful light, the incredibly high and spacious ceilings, and the human scale, we immediately fell for this apartment.
In the years that followed, our first impression only grew stronger. We still consider Van Breestraat one of the most beautiful streets in Zuid. Everything is just right there—the dimensions, the trees, the location, and the people. And then, of course, the neighborhood—a true privilege to live there. Culturally, socially, shopping, and culinary experiences, all just around the corner! The cherry on top is, of course, the often lively but sometimes beautifully tranquil Vondelpark. Many times, we have sat on one of the heated terraces, enjoying a lovely evening, before taking the elevator to our own little paradise.
After the purchase, we immediately started refining the already good finish a bit more. Beautiful built-in closets, exquisite window finishing, and a cooling-heating unit placed on the roof. Everything in the apartment has been beautifully maintained, and together with the other lovely residents, the building itself is kept in fantastic condition. Our love for the apartment is still great, and with a heavy heart, we put it up for sale, but console ourselves with the thought that you, as the next resident in this place, will also have wonderful experiences.
