Wilhelmina’s Huis
Our clients have lived in this beautiful home since 2008 and in 2018, they renovated the property, merging two separate apartments into one spacious house with an extension. The result is a stunning, double ground-floor residence with a practical layout, situated in one of the most charming and vibrant streets of Amsterdam Oud-West. As their children have grown and both owners feel an increasing pull towards their roots in Brabant, the time has come to sell this delightful garden home.
When we first met at their kitchen table, they told me how much they’ve enjoyed living in Wilhelminastraat. The neighbours all know each other, lend a hand when needed, and hold a yearly street BBQ, fostering a strong sense of community. Moving away from the city is therefore quite a significant step for them. This home is ideal for both couples and families. They themselves moved here as a couple and were relieved not to have to relocate when their children arrived. The property offers plenty of space, with the bedrooms conveniently located on the first floor, while the living area opens directly onto the garden.

Architecture
Wilhelminastraat in Amsterdam is distinguished by its diverse architecture, reflecting a rich historical and cultural heritage. The street showcases a variety of architectural styles, with many buildings dating back to the late 19th century, a period of rapid urban expansion in the city. These properties often feature ornate facades, decorative gables, and beautifully detailed entrances.
The street offers a mix of spacious townhouses and more modest apartments, with a strong emphasis on liveability and social cohesion. Communal gardens or courtyards further enhance the pleasant living environment, creating a harmonious balance between privacy and community.
Living and Cooking
Upon entering through the private entrance on the ground floor, the long, wide hallway immediately draws attention to the high ceilings (2.96 metres) in the living room, located at the front of the house. This allows for an abundance of natural light. At the rear, you’ll find the spacious, robust open-plan kitchen, equipped with high-end appliances, including a large oven, a six-burner gas hob, a Quooker Flex tap, dishwasher, and a fridge-freezer. The skylight in the extension floods the kitchen with additional daylight, creating a bright and airy atmosphere. There is ample space for cooking and dining, making it a perfect setting for hosting guests. The gas fireplace adds a cosy touch to the kitchen, ideal for warming up during the colder winter months.
The entire floor is fitted with a wooden floor and underfloor heating. Through the French doors, you can step out into the garden and enjoy the evening sun during the warmer months. The combination of the ground-floor living space and the kitchen opening onto the garden enhances the overall sense of luxury and comfort. Ample storage is also available, with practical spaces under the stairs and in the cloakroom.
Sleeping and Bathing
Upstairs, you will find three spacious bedrooms and a bathroom. The main bedroom, located at the front, features a French balcony. The windows in the master bedroom are tilt-and-turn windows, and one of the French balcony doors includes a winter setting, allowing the window to remain open for fresh air even in winter. This room offers ample storage space thanks to a built-in wardrobe.
The centrally located, modern bathroom is equipped with a bathtub, a double walk-in rain shower, double vanity, and toilet. Additionally, the bathroom features separately controlled underfloor heating. The second and third bedrooms are situated at the back of the apartment. The smaller bedroom is ideal for use as an office, children’s room, or guest room. Both bedrooms have access to the northwest-facing terrace.
Garden and terrace
The spacious backyard, located to the northwest, offers a serene oasis. There is ample space for a large dining table and a lounge set. The terrace on the first floor at the back provides room for seating or a sofa and captures the evening sun. A charming detail of the garden is the bar area created on the beam of the canopy. The balcony also features a cabinet housing the central heating boiler.
Neighborhood
From industrial area with windmills to a city district of rich architecture: the Vondelbuurt, as we know it today, has undergone a remarkable transformation since the 19th century. Named after the poet Joost van den Vondel, the neighbourhood is characterised by its diverse architectural styles. Notable landmarks include the neoclassical Hollandsche Manege and the Seven Countries Houses, each built in a distinct style representing various nations. The grandeur of Vondelstraat and Roemer Visscherstraat, situated near the park, adds to the area’s prestige. Whether it’s bootcamp sessions, picnicking, or dipping your feet in the water, Vondelpark offers it all. This green heart of the city is where everyone comes together, and distinctions of status or background fade away. The sun-drenched terrace of the Renaissance-style Vondelpark Pavilion, now Vondelpark 3, remains a stunning spot for a drink or dinner. This neighbourhood is ideal for those who appreciate well-built, spacious homes close to the city, with the Overtoom serving as a major thoroughfare and Helmersbuurt offering all necessary amenities.
Accessibility
The apartment is easily accessible by bicycle, car, and public transport. The A10 ring road can be reached within five minutes by car via exit S106 (Oud-Zuid). Several tram and bus lines, including tram lines 1, 7, and 17, depart from nearby streets like Rhijnvis Feithstraat, Kinkerstraat, Jan Pieter Heijestraat, and Surinameplein, offering direct routes to Central Station, Azartplein, Osdorp, and buses to Sloterdijk and Zuid stations. From Haarlemmermeerstation, regional transport services, including direct connections to Schiphol Airport, are also available. By bicycle, Station Lelylaan is just a five-minute ride away.
Parking
Parking is available on the public road through a permit system (permit area West-11.3). A residential parking permit for West-11.3 allows parking in the broader West-11 area. The cost for a residential parking permit is €186.29 for six months. Currently, there is a two-month waiting list for this permit area. A second parking permit is not available for this area. In addition to street parking, residents with a permit can park for free in the Kwintijn I, Kwintijn II, or Furore garages. (Source: City of Amsterdam, August 2024).
What the owners will miss
Wilhelminastraat in Amsterdam is a well-known street, and rightly so. Everyone recognises it for its beautiful trees and its prime location, just moments away from Vondelpark. We frequently take advantage of the many nearby amenities, such as the shopping streets of Kinkerstraat and Jan Pieter Heijestraat, a variety of restaurants, coffee shops, cosy pubs, the playground at Cremerplein, Ten Kate market, Vondelpark, museums, and the city centre. Kinkerstraat has all the essential shops, and at Ten Kate market, we gather everything needed for a delicious charcuterie board. The Foodhallen, complete with a library and cinema, are perfect places to spend time on a rainy day.
We also have a great relationship with all our neighbours, often helping each other out – whether it’s borrowing a clove of garlic or holding onto a spare key. At least once a year, there’s a neighbourhood BBQ where everyone is welcome, and spontaneous moments often arise when we meet each other in the street.
In 2008, we were the lucky ones who got to live in Oud-West, even then one of the most sought-after areas. From the outside, the houses may seem narrow and small, but inside, there’s plenty of space to enjoy at any time of day. In 2018, we combined two separate apartments into one house and added an extension. The home was renovated with great care and attention, modernised and made more sustainable to ensure optimal comfort. During the renovation, we focused on achieving a practical layout with plenty of storage space, while maintaining a high level of liveability.
The upper floor is efficiently designed, offering three spacious bedrooms where every square metre is used to its full potential. The washer and dryer are neatly tucked away in a cupboard, with a small landing opposite for the drying rack, keeping laundry out of sight. Extra storage space can be found under the stairs and above the downstairs toilet, while the wide hallway wardrobe is ideal for storing a pram or racing bike. The wide door to the living room makes it easy to manoeuvre a pram inside, and the cosy gas fireplace between the kitchen and living area adds a touch of luxury. In winter, we love enjoying an aperitif by the fire after a refreshing walk. The modern kitchen, equipped with a large oven, Quooker Flex, and plenty of storage, is bathed in natural light thanks to the skylight in the extension, giving the space an airy, open feel. We have often hosted long dinners here with family and friends. In the summer, we open the doors to the garden, creating a seamless indoor-outdoor experience while listening to the birds sing. The enclosed courtyard garden offers an oasis of tranquillity, where you might even be treated to the beautiful piano playing of a neighbour, while the evening sun welcomes you on the first-floor balcony.
Now, the time has come for us to return to our roots in Brabant, where we can offer our children even more outdoor space. We hope the new owners will enjoy this home as much as we have.
